The problem: the garage door would not open. The spring had failed overnight, and the opener was straining against a dead weight. Once we checked the assembly, the cause was clean and measurable. The torsion spring had snapped mid-coil, and the remaining tension was gone. That’s a standard but serious failure. It is also dangerous to work around, because the torsion is still stored in half of the spring. We replaced both springs as a matched pair, set the wind to the door’s exact weight, and ran the balance test. The after photo shows a door that lifts with two fingers. The problem: the opener would hum and then do nothing. The logic board had stopped sending the run command, which is a common end-of-life failure on units from that era. We quoted a new LiftMaster rather than a board swap, and the difference is visible in the after photo. The new unit mounts tighter to the ceiling, operates noticeably quieter, and includes a battery backup that the old one never had. The customer asked if we could reuse the old rail. We checked it, and we could, but it would have put a 2024 motor on a 2012 rail with worn trolley wheels. The written scope showed both options. Full Door Replacement: Driftwood

The problem: the door was hard to open by hand, even with the spring recently replaced. The track itself had been installed at an angle years ago, and every panel carried rust at the base. You can see it in the before photo, especially along the bottom panel where salt air and storm surge have a way of finding Miami-Dade steel. We replaced the entire system: door, track, hinges, rollers, and weatherseal. The customer wanted a door that would not fight them, and the after photo shows exactly that. The new Clopay door closes with a soft drop and seals against the concrete. The written price included disposal of the old door and a photo record of every component we installed.

The problem: the door was stuck halfway open, and one cable looked like a rope about to snap. It had been fraying for months, and when the customer called, the door was already off balance. A cable under that much tension is not something to handle yourself, and we told the customer to leave the door alone until we arrived. We replaced both cables as a pair, checked the drums for wear, and set the tension. The after photo shows the new cable spooled evenly on the drum.
